Interest rates are a non factor!

Kind of bold to make that statement but I remember having a mortgage at 17.5% from a bank for my first home and felt lucky compared to others at 18 and 19%. So todays rate of say 4.5% can almost double twice before we are there.Today we have to worry about employment stability and energy costs as major factors in residential as well as commercial investment. The one constant is they aren't making any more land.
